INHP develops and rehabilitates homes, and prices them affordably for qualified buyers.
There are a number of ways in which we catalyze development to achieve a shared vision of increasing the supply of affordable single-family homes in Marion County.
DETERMINING NEED
By gathering community data and sharing research, we can help identify a need.
ENGAGING WITH NEIGHBORHOODS
When working with community and neighborhood developers, our approach is grounded in communication, engagement, and amplification, including both site selection and style for the homes. INHP builds to honor and celebrate local style.
LEVERAGING CAPITAL
INHP is able to leverage unique funding sources because of our status as a Community Development Financial Institution (CDFI) and as a Community-Based Development Organization (CBDO).
IDENTIFYING BUILDERS
We work to source construction partners that share our mission and are committed to delivering a safe, quality home for generations to come.
SELLING AFFORDABLY
We sell our new homes using various forms of subsidy, innovative mortgage lending, or philanthropic capital to make them affordable to households earning up to 120% of the area median income.
INHP cannot leverage funding, like the federal New Markets Tax Credit program, without the vision and leadership of a committed neighborhood that desires affordable homes. Connect with us to understand more about our partnership approach and experience.
As co-applicants of the City of Indianapolis' Lift Indy grant, INHP is working with United Northeast Community Development Corporation to build affordable homes like this along E. 38th St.
