INHP breaks ground on its first affordable home in City of Southport

1,260 square-foot home to be built using award from Indiana Housing and Community Development Authority

 

INDIANAPOLIS (April 21, 2025) – The Indianapolis Neighborhood Housing Partnership (INHP), in partnership with the City of Southport and with support from the Indiana Housing and Community Development Authority (IHCDA), is today breaking ground on a new affordable home at 10 Church St. in Southport, Ind. The event marks the first time INHP has developed an affordable home inside Southport city limits since it began developing homes eight years ago, and it is the first home in Southport funded through IHCDA.

The opportunity to build this home is the result of INHP’s successful application for IHCDA’s HOME Investment Partnerships Program (HOME). The one-story home, to be built by Cliff’s Construction, will be 1,260 square feet and feature three bedrooms and two bathrooms. The cost to develop the home will be approximately $300,000, and subsidy will help to create an affordable sale price for income-eligible buyers.

“The City of Southport welcomes new housing stock and homeownership opportunities to our growing area with the help of INHP,” said Southport Mayor Jim Cooney. “As our city’s median home sales price is trending more than 50% higher than last year,* this home helps us continue welcoming all residents to the area and benefit from the amenities our location in Marion County provides.”

The 10 Church St. home also represents the first time INHP has leveraged funding through IHCDA for affordable housing development.

The home is slated to be ready for sale in late fall 2025 to buyers earning up to 80% of the area median income. That could include a family of two earning a combined income of up to $65,850, or a family of four earning up to $82,300. INHP will list the home for sale on its website at INHP.org/homes-for-sale and offer it first to INHP clients.
